Riparian Plaza, 71 Eagle Street Brisbane

Encase has been the lead consultant on a wide range of façade remediation works to the iconic Riparian Plaza 53 -storey tower on Eagle Street. Our services involved façade audits via rope access, risk assessment of glazing elements, investigation and risk assessment of soffit cladding, specification and review of corrosion repairs, stonework repairs, waterproofing remediation and concrete repairs.

Sierra Grand Curtain Wall Leaks

Encase was appointed to complete rope access, AAMA 511 forensic water testing and engineering review of curtain wall facade elements to Sierra Grand at Broadbeach. The building was completed circa 2007 and the curtain wall has presented water ingress issues since the original construction. Many attempts have been made by various contractors to resolve the leaks with no success. Encase were able to test and recreate the problem allowing for development of remedial options.

Encase have been appointed to undertake the annual façade audit regime via industrial rope access techniques at this property. This proactive maintenance involves identification of any safety items, performance deficiencies and long term capital works that may be required to the building envelope.

Treasury Building Envelope Conservation

The Treasury Building is one of Queensland’s most architecturally renowned heritage buildings. Encase are involved in the building envelope assessment as part of the conservation and refurbishment works following the recent acquisition by Griffith University. The assessment includes a detailed structural, durability, hydraulic and weatherproofing risk evaluation and profile to inform necessary remediation works over the next 20 years.

Lucerna by Aria

About us page with mobile view – done Encase has been engaged by Broad Windows to provide façade engineering services for the 4,000 m² window wall package at the Lucerna development. Our commission includes structural design certification (Form 15), inspection of installation works, and provision of a Form 12 installation certificate. The scope also encompasses review of shop drawings, wind load assessments, structural certification of the facade.

Ocean Broadbeach Facade Upgrade

Encase were engaged to undertake investigation works into persistent water ingress into the penthouse facade areas. Following the investigations Encase prepared a facade upgrade specification to replace the glazed facades across the penthouses including substantial modification of the crown structures to facilitate a weathertight envelope on completion.

Casamia by Aria

Encase has been engaged by Broad Windows for the Casamia façade engineering works, comprising approximately 4,000 m² of window wall glazing. Our services include review of design documentation, structural certification (Form 15), site inspections during installation, and provision of a Form 12 certificate. We are also delivering an F3P1 performance solution verification report, assessing weatherproofing compliance of the façade systems.

QIC Portfolio Facade Audits and Forensic Leak Investigations

QIC engaged Encase to undertake a forensic leak investigation and water testing works to a number of their QLD commercial assets. The towers are occupied by a number of important public service tenants where the facades required a detailed investigation to understand water ingress to a number of tenancies. Encase were responsible for coordinating the works along with water testing, rope access inspections and development of remedial options.

Calile Hotel Rope Access Facade Audit

The Calile Hotel is one of the most recognisable resort precincts in Queensland. Encase were engaged to undertake a full facade condition audit of the precinct to identify any safety risks, maintenance items or defects to be raised with the principal contractor prior to end of the warranty period. The inspection programme was scheduled to minimise disruption to guests and to allow the facility to remain operational throughout the survey.

Soul, Surfers Paradise Remedial Works

Encase were appointed by Soul CTS 42786 to investigate, review and provide technical support during rectification works to certain facade areas which have experienced water ingress since the original construction of the development. The areas involve challenging access from roof areas via rope access where Encase have been able to guide the design and replacement procedures to ensure a weathertight facade on completion.

Settlement Services Hub, Logan

Encase has been appointed to provide façade weatherproofing and structural certification services for SSI’s new 2,600 m² commercial development in Logan Central. Our scope includes preparation of the FP1.4/F3P1 performance-based design brief, delivery of the final weatherproofing performance solution, and full structural certification of the façade systems. The works cover strip glazing, balcony doors, cladding, and sun-hood elements.
